Our Methodology
PinPoint tracks availability rather than vacancy. That means that we count a building or space as available when we find out is under construction or coming to the market, even if it’s a year down the road. Other databases may wait until properties are actually vacant. King’s availability rate is consistently higher than other databases but is a truer picture of the market players.
PinPoint tracks all sizes of industrial and service inventory, from the smallest to the largest. Typically, around 90 percent of all deals in Atlanta are below 40,000 square feet. Other databases may only track 20,000 or 40,000 square feet and above. (Use the Deals completed slide for photo)
PinPoint tracks off market dates: all sales by the closing dates and all leases by the signing of the lease, or when the buildings and spaces are taken off the market. Pinpoint does not track renewals as new deals.
